** What to Expect from a Real Estate Professional **

                                    An Explanation of the Process

REALTORS will not take it for granted that you know all the ins and outs of the buying/selling process.  Instead, he or she will provide you with a full explanation of what to expect and that is important so that you are not faced with any surproses along the way!

                                    An Assessment of YOUR Needs

The first questions a REALTOR will ask is:  Why are you moving?  A REALTOR will also explore any time constraints you may have (perhaps imposed by the NEED for employment), your financial situation and any future plans.

A Plan to find YOUR Dream Home

REALTORS wll help you to identify what you want in your new home.  A Garage?  An extra room?  What about the neighbourhood?  Proximitiy to schools or work?  A REALTOR will compare your NEEDS, WANTS and budget with what is available on the market and make recommendations that save you time and effort.

He or she will also accompany you as your view houses and help you assess their suitability and price.  As an expert on a property, a REALTOR can provide facts on the neighbourhoods, the cost of heating the condition of the furnace, and so on.  In other words, he or she will work with you to achieve your dream

                                      Access to Propeties for Sale

Multiple Listing Servie or MLS is an exclusive service accessible only though a REALTOR and it can be a valuable tool.  Through the MLS, the details of a wide variety of listed properties are made available to the REALTORS with whom you are working.  That can save your a tremendous amount of time and effort in your hunt for the right home.

On a wonderful spring day, driving in the Atkinson area, near Arnold toward Bayview, one sees just the beginnings of clean up from winter and a bit of sprucing up of homes. Not very many are yet available, but the just the thought of moving is exciting. Relocating takes time and consideration It is best to make a good impression when selling the home. Therefore, right now the interest rate is exceptional, housing prices are hopeful. The next step is to visit a mortgage consultant to advise you of the amount of credit you are able to handle. Thornhill area holds a variety of style of homes. The townhomes near Bayview look intresting. There are a few types. freehold as well as condo with maitenance. The detached freeehold homes are very attractive. Again, different styles, two story and multi-level open concept are spacious and inviting. Every year monthly sales climb steadily through May, and people are buying homes because they are confident in the current economic recovery and mortgage payments on the average home remains affordable. The average price for March was a 20% increase and 18 average days on the market to be sold; average price in No1 - Detached houses - $719,684, Semi-Detached $368,000, Link - $457,500 and Condos - $270,917. "Look for double-digit annual price increases to cease later in 2010, as new listings rebound from the low levels experienced in 2009. Increased listings will give buyers more choice, resulting in less upward pressure on home prices," said Jason Mercer, TREB's Senior Manager of Market Analysis.
